
SICPDC a Community Housing Development Corporation (CHDO) 501(c)(3), is seeking partnerships in our region to develop donated or acquired properties, vacant space and/or derelict buildings and turn these properties into affordable housing, particularly for persons of low to moderate income. The organization improves the quantity and quality of housing and assists in development of employment opportunities in these communities.
Homebuyer Program - SICPDC is partnering with Indiana Housing and Community Development Authority (IHCDA) to revitalize neighborhoods through blighted or new "infill" construction in the following counties: Dearborn, Decatur, Franklin, Jefferson, Jennings, Ohio, Ripley, Switzerland.
SICPDC works with local communities to build homes to sell to low-to moderate-income households. Properties are donated to SICPDC and homes are developed with funds from Indiana Housing & Community Development Authority (IHCDA).
IHCDA Homebuyer Program Projects
622 Marmot Lane, Aurora, IN
SICPDC's first homebuyer project is a new construction 3-bedroom, 2.5 bath home built on an infill lot donated by the Aurora Redevelopment Commission. SICPDC applied to the Indiana Housing and Community Development Authority (IHCDA) to receive a HUD HOMEbuyer grant to assist with the construction costs. The home will be sold for the appraised value, and qualified buyers are eligible to receive up to $50,000 in down payment assistance. Buyers who meet the HUD income limits will simply agree to keep the home as their primary residence for the required affordability period, which is prorated based on the down payment assistance used to purchase the home
North Dearborn Village Apartments Expansion
The North Dearborn Village Apartments Expansion will add 11 accessible, single-level apartments for adults age 55 and older, extending an established community where residents have access to activities, on-site management and nearby senior services.
